Over capitalisation is a risk.
Try to see the property from the point of view of the prospective buyers.
For example if the residence is a small cabin, chances are they'll pull it down and build something else anyway, so there's no point renovating it.
Good driveway, fences and cleared out - no piles of rusty fencing wire, old cars, waist high weeds etc. Good fences and gates.
Neat and clean is the look you want.
